If you are considering listing your home, I am sure "spending more money on it" isn't the first thing that comes to mind. After all, the idea is to get the most out of the sale not spend more.
In a recent article for Inman NewsÂ®, Dian Hymer, discusses the importance of Curb Appeal in today's market. Hymer states, "Even though the home sale market has improved impressively, buyers still pay more for homes they can move right into without having to do work. This is not to say that buyers won't buy homes that need updating, but they need to be able to see the potential. And the property needs to be priced right for the market, taking into account work that needs to be done.
This isn't to say that if you have the same kitchen you had thirty years ago, you should gut it and do a complete transformation. But a little paint and new fixtures/hardware can make an incredible difference. Small improvements and updates are the way to go here.
Take a step back and evaluate your home from a buyer's prospective... When you drive up to your home, what is the first thing you notice? If it is over grown or dead shrubbery, then it's time to breakout the gardening tools and get down and dirty. It doesn't take a horticulture degree to trim the bushes, pull the weeds, and throw in a few colorful flowers. Considering many buyers will keep on trucking if the For Sale sign is surrounded by overgrown, unkept landscaping; it is well worth the sore muscles.
