As you can see, the market tells you which price ranges were popular & which ones have increased since 2012. That log cabin in Maggie Valley, NC is still a popular demand, only if it was in the price range of $100,000 to $200,000. In 2012, the average LIST price in Haywood County, NC was $198,972. In 2013, average LIST price was $194,314 For the average SALES price in 2012, it was $182,181 & for 2013 it was slightly lower ending at $179,896. On a positive note, the List to sales price ratio went up 1% from 2012 to 2013. In 2012 it was 8% off list price & in 2013 it was 7%. In 2012 Haywood County, NC closed 724 transaction, while in 2013 that increased to 779 closings. The average days on market also improved from 2012 to 2013, going from 232 days to 212 days. Listings sold almost 3 weeks earlier. So with all that information, our answer is YES, the market is improving & it has picked up in Maggie Valley, Waynesville, Clyde, Canton, Lake Junaluska & Balsam NC with regards to Residential Sales.       Another popular question our office is often asks, is "How's Land Sales doing?" Here's our breakdown so far, it has not improved. Large tracts of land are still very popular, however the image below shows which price ranges actually closed.

      In 2013-Average List: $80,859 Average Sales: $61,496 List to Sell ratio: 76% Average Days On Market was 506

      In 2012, there were 135 Land Sales closed, while in 2013 only 125 land listings sold. Our office that consists of 9 quality agents, sold 20% of those land sales in 2013 & in 2012 we were consistent in selling 25% of the land sales that closed in Haywood County, NC. Not bad for a company that has been in the business in Haywood County NC for over 38 years.
