Just returned from listening to a 1st Time Home Buyers Seminar this morning. It was very helpful to know what is out there for home buyers that have some down payment money, but need more funds for the closing table. We were introduced to several loan package options for qualified buyers & wanted to share with you some of the information we've learned. Most especially, we learned that a borrower, if qualified can stack all the down payment assistance funds to get into home ownership.
So the question asked is, who is eligible for the down payment assistance?
Households that earn 80% below the Area Median Income (AMI), which for Haywood County NC, the maximum gross income is below.. which was received by the Mountain Housing Opportunities Website & can be verified by CLICKING HERE.
Also, borrowers have to have a stable job for at least 1 year, doesn't currently own a home, & have at least $1,000 of their own money to use toward buying their home.
Next question is, what kind of property can one purchase using the down payment assistance money?
The property has to be in Haywood, Buncombe, Henderson or Madison counties to be eligible.
It must be a stick-built home, modular, townhouse or condominium. Their brochure says no manufactured housing, but in the seminar, they said that on-frame was OK, however I would double check that info to make sure it's acceptable first.
They require a home inspection & may request repairs completed prior to closing based on the income level, they do not want borrowers to have a heft repair bill after closing, & they can not afford to fix it. They mentioned cosmetic items they may overlook, however if the AC is not working, that may be on the repair list request prior to closing.
They do not offer construction loans
The borrower receiving the down payment money must be the primary resident of the home.
Next Question, what does my credit score have to be at?
640 is their guideline, but it is a case by case basis, so calling them to inquire about this requirement is recommended.
Next Question, How much down payment assistance can I apply for?
There are several different programs one can apply for, some are loans for the down payment money & can be up to $10,000 for Haywood County NC buyers, there is no lender fee ($0), & some loans may be deferred for 30 years, $0, Equity Share.

So as we were headed back to the office after lunch, we managed to capture these 3 gorgeous Elks, just walking at a leisurely pace headed toward the creek behind Realty World-Heritage Realty. It's so awesome to be driving around Maggie Valley NC & elk sightings are a very common occurrence. These elks are not afraid of Hwy. 19 (Soco Road) traffic or people getting too close. To see them so comfortable in our own town of Maggie Valley NC just melts many hearts.
One sighting, we had seen them just sitting in the front yard of a home, next to Tony's Tube World in Maggie Valley. A visitor from Virginia said, they can't be wild. She thought they were pets of the homeowner. Of course, we corrected her & told her that they were wild & roaming free, here in Maggie Valley NC. She could not believe how exciting that was for them to experience.
Another sighting was when, driving back to REALTY WORLD-Heritage & just right before the Sunoco gas station, we noticed something odd sticking up next to the guard rails, at Stonebridge Campground. We were driving about 45-50 mph, so it was a quick realization that they were huge Elk antlers. In our rear view mirror, sure enough we had confirmation that there were 2 Elks just hanging out at the campground, close to the road, but separated by guard rails. These were sightings just in the last few weeks. Here's a video & some pictures for you to enjoy. Next time you come to Maggie Valley NC, keep your eyes open, actually its really not to hard to miss them, but they like the creek behind our office a lot... We are very sad to have learned the news of Everett D Messer's passing. His wife, Nina Messer was an agent with REALTY WORLD-Heritage Realty for a number of years & in 2012, she decided to hang up her license so she can take care of her loved ones more closely. During Nina's years with our office, she would contribute many home cooked meals for our birthday potluck lunches & for other occasions. She was always using the veggies Everett, aka, Tot, grew in his own garden. Everett was always a breath of fresh air & can always manage to put a smile on one's face because he just could. If you've ever met Nina, she is exactly the same way. These two together were always a wonderful home cooked meal with a huge smile to warm your heart, which one would guess was the key ingredient to make it memorable. So between her green beans, chicken casserole, or sweet corn were always a special gift by them when they walked into our office to share their food & their unconditional love & support.
One would say that Tot was our Candy Corn supplier, because he always had a crop that grew the sweetest & most delicious corn. When he walked into the office with fresh veggies, one had to claim as much as they could because his golden touch with growing things were truly a gift. He at one point would try & sell them at the farmers market stand that he set up in front of Babcocks in Waynesville. Sure enough, when you saw Everett & his goods at his stand, one had to wave & smile big, because he was always returning the same gesture. Soon after one, had to make a mental note to ask Nina to save some of the goods he was selling because one wanted to buy some of his treasures.
Everett D Messer truly loved his Nina, he even carved her name on a bridge & one day when the office was on caravan (when our office goes out to preview our listings together), Nina pointed out the bridge that housed her name, compliments of her Tot, during their courting days. He also loved his kids & grandchildren & all those that he'd accepted as his adoptive grandkids from REALTY WORLD-Heritage Realty. He always had something to share with the kiddos.
There is so much more we can share about Everett D Messer, but one thing for sure is he was a fighter, he had proven that over & over again by our numerous visits to him in the hospital, throughout the years to show him how much we love & cared for him. This past visit we hoped to hear the news that he'd recovered from this past challenge & was going home soon. However, this morning, we heard a different tune & now our hearts are hurting for Nina & her family, but grateful Tot is no longer suffering.
The office family knew him as Tot, & the kids of REALTY WORLD-Heritage knew him as Papaw.. His heart was as bright as gold, but as big as the world. He would always give the shirt off his back if needed, but you'd have to listen to one of his jokes so he can get a chuckle out of you first. We love & will truly miss you Tot.. & REALTY WORLD-Heritage will always continue to remember you & the love you, Nina & your kids have shared with us..
Rest in Peace Tot/Papaw..
